Perhaps the most important information that you must get is the building contractor license number. This is to enable you to do a license check to ensure that the contractor holds a valid and unexpired license suitable for the type of work that you want. You can also use this to check the contractor’s history, including any disciplinary actions that may have been taken against him or her. You can also check if he or she has been cited with any violations in the past. This information is very useful in choosing which contractor to use.</p>
<p>It is actually quite easy to do a license check online, although there is cost of course. However, before you think of saving a few bucks by foregoing this step, remember that you must do a license check before entering into a contract since you are required by law to only work with a licensed builder. Anyone who carries out residential building work that is worth more than $1,000 in materials and labour without a license is breaking the law and can be prosecuted. You wouldn’t want to be involved in that.</p>
<p>Another important thing to know about your contractor is the contract that he or she uses. A standard building contractor contract would specify the following information:</p>

<li>The amount agreed upon by you and the building contractor</li>
<li>The work involved – usually specified in detail in the appendix</li>
<li>The expected duration of the work</li>
<li>The details of the insurance coverage for the duration of the work</li>

<p>You may want to consult a lawyer or get the standard form in order to make sure your contract is in order. Study the contract closely for any possible loopholes that could be disadvantageous to you, but make sure it is fair to the contractor as well.</p>
